As the year draws to a close, LABC Warranty is asking our account managers to reflect on the year that’s just been, and cast their minds ahead to what they think might happen in 2023.

In this installment we speak to Ian Clarke, who represents LABC Warranty in the Midlands.

What were the biggest trends you noticed for homebuilding in the Midlands area for 2022?

Towards the end of the year, I have noticed developers are not registering the whole site anymore, they are tending to have a phased approach now. For many developers, this will be a bid to manage their cashflow across a project.

 

Which developments are you most proud of supporting in 2022?

It would have to be the Hunsbury Grange site on behalf of Shelbourne Estates / Morris Homes, as they won The Bricks 2021 Annual Award for over 100 North site.

 

What do you think you’ll see/do more of in 2023?

Due to economic uncertainty, I can see there being a lot more social housing being built as opposed to open market.

 

What do you think you’ll see/do less of in 2023?

I think I’ll work less on sites that are purely for open market sales, as I predict developers will shift focus to building for housing associations and social housing.

 

What are the common topics you discuss with LABC Warranty clients?

Apart from providing support with any issues that pop up, it’s mainly to provide them with competitively priced warranties and the best account management in the latent defects industry.

 

What are you most optimistic or excited for in the Midlands for homebuilding in 2023?

I’m looking forward to working on the more substantial, higher-value projects that are more likely to come through the pipeline next year.
