The community, designed for the over-60s, will provide 147 one, two and three-bedroom bungalows and apartments at Strawberry Fields on the edge of Stapleford village.

Key to LABC Warranty’s win was its comprehensive A-rated insurance cover that will give residents and the operator peace of mind for both structural elements and installed plant and equipment.

The state-of-the-art development will be Rangeford Villages’ fifth development designed for retirement living. Typically located in desirable, semi-rural locations but close to all amenities, the developments also feature integrated leisure services such as pool, gym, coffee shop and communal spaces, with 24-hour emergency support and on-site staff.

Starberry Fields AerialHomes at Strawberry Fields will be energy efficient and include underfloor heating, double-glazed picture windows and an all-electric energy system to help lower bills and reduce environmental impact.

Electric car charging points, pool cars and communal transport will all be available for residents use.

Sales Director Julian Roper said: “As a developer of retirement living homes, Rangeford Villages are helping to tackle a severe and growing shortage of homes and communities designed for later life.

The first phase of Strawberry Fields is due to complete in 2024 with the whole project expected to complete the following year.

Rangeford Villages already operates four successful retirement villages across the UK – Wadswick Green in Wiltshire, Mickle Hill in North Yorkshire, Siddington Park in Cirencester, and Homewood Grove in Chertsey.
