The project at a glance

Built on the site of three former tower blocks, Kedward Avenue has transformed underused land into 105 high-quality affordable homes for the local community.

Delivered by Esh Construction for Thirteen Group, the scheme demonstrates the value of collaboration, quality and long-term investment in local communities.

The site features 14 house types, including houses, apartments and bungalows ranging from two to four bedrooms to help meet local housing demand while supporting sustainable living across Teesside.

Ten homes were constructed to net-zero standards, incorporating air-source heat pumps for hot water. In addition, 50% of homes on the development were built with solar panels.


Challenges on the development

The site used to house three disused tower blocks, which were demolished in 2021. The demolition left Esh with challenges on ground conditions, which extended to effects on the water table, demanding works to ensure that water levels are kept to appropriate levels to safeguard against flooding.

Use of green technology in the homes also required adjustments to accommodate units and support the inclusion of mechanical components like solar panels on 50% of homes.

The innovative design and inclusion of low-carbon technologies required robust quality assurance by LABC Warranty to provide confidence in the long-term performance of the homes.
