Warranty Position

Definition: Waterproofing membranes to terrace roofs or terrace balconies, i.e. roofs which are accessible to residents / public (i.e. not where access is restricted to maintenance personnel only) and that form a roof to a room directly beneath them.

These maybe located at the level directly below a cantilevered / or suspended balcony (and that do not form a means of escape).

Requirement: The normal requirements of Approved Document B, Section 12 apply to terrace roofs, in respect to the allowable combustibility & fire / flame spread of the roofing materials.

Is the position indisputable? This may not be the view of all organisations. Some organisations are considering these as being 'specified attachments'.

Is the item exempt from Regulation 7(2), in accordance with Regulation 7(3)?: Yes.

Statement: Membranes, and any part of a roof (other than any part of a roof which falls within paragraph (iv) of regulation 2(6)) if that part is connected to an external wall.

If exempt, are there any restrictions on the use of the system, component or material given in the guidance in ADB vol 2: The normal requirements of Approved Document B, Section 12 still need to apply.
