Warranty Position


  • Within the regulations the definition of an 'External Wall' it refers to internal surfaces 2(6)(a)(ii), and an element that contains a '… space within the building …' 2(6)(a)(iv).
  • Section 8 of the MHCLG FAQ document, 17 Apr 2019 also references internal finishes to the external wall.
  • This indicates that an external wall will have both an internal and external surface.
  • A parapet wall has no internal finishes / surfaces, nor does it contain a space within the building. Therefore it is reasonable to suggest that it is not part of an External Wall, and therefore it could further be assumed that it does not need to comply with the 7(2) requirements.
  • However, both external faces of the parapet wall will still need to comply with B4-(1). A parapet will be an 'attachment' to an external wall or roof, and therefore needs to comply with the AD B requirements for these elements
