Site inspection process

We aim to work with your surveyors and the builder to resolve any issues early to avoid unnecessary delays to the build.

Once we have been allocated a site you will receive an email introducing your LABC Warranty surveyor for the site.

Our policies

New homes for sale

10 years’ cover on new homes for sale, with single unit limits up to £1m and continuous structures £25m, with higher limits on request.

Social housing

10 or 12 years’ cover on new affordable housing or shared ownership homes, protecting you and your tenants.

Private rental

10 or 12 years’ cover on rental properties to provide protection and security for you, the developer or investor, including loss of rent* and alternative accommodation.

Private Rental Select

Designed for build-to-rent developments with built-in flexibility should you wish to sell all or part of the development to new owners.

Commercial

10 years of cover with variable excess, designed to protect owners or developers of commercial sites from potentially costly defects.

Mixed Use Developments

You can use a combination of different LABC Warranty policies to cover different elements to ensure comprehensive protection for the entire development.

Major Projects

If you are constructing a building of six stories or more you will benefit from an enhanced service through our Major Projects Service.

Self-build

Specifically designed for people building their dream home. As well as providing peace of mind, the 10-year policy can be used to secure stage payments from lenders.

Completed housing

Provides cover on completed properties which do not already have a warranty in place - for when builders now need a warranty to sell their home.

This award recognises the importance of our partnership with Local Authorities who go above and beyond in supporting the warranty scheme and ensuring our partnership is successful. This support could be through business referrals, sales support, marketing activity or events.

Refer a customer to LABC Warranty

If a company (e.g. developer/builder) has come to you for their building control needs but hasn’t yet decided on a warranty provider please fill out their details using the referral form.

The referral details will be passed on to the relevant Account Manager who will contact the client to discuss their warranty needs. We will also endeavour to keep you informed about the progress of your referral/s.
