Five things you should know when installing a Lightning Protection System

They say lightning only strikes once but you can guarantee if you haven’t put protection systems in place it will strike just where you don’t want… on your new build property!

A lightning strike can cause extreme damage to a building, with an average lightning bolt carrying in excess of 1 billion volt amps. That’s enough electricity to power a DeLorean!

To ensure your property is protected from such a lightning strike it is essential to put a Lightning Protection System (LPS) in place.

Most LPS are installed on roofs in locations prone to frequent lightning strikes. The LPS is usually incorporated into a continuous membrane roofing system during the build process.

We’ve highlighted five key points to consider when installing an LPS below:

  1. Design in compliance with BS EN 62305
  2. Ensure that a correctly specified system is installed about the continuous membrane roofing system.
  3. A risk assessment based on BS EN 62305 should be undertaken by a qualified LPS engineer who is part of the building design project team.
  4. The Risk Management Surveyor should seek out evidence of the above when collecting details of the roof covering specifications.
  5. When not adequately integrated into a roofing system, a lightning protection system can damage the roof, and/or become displaced and no longer be capable of providing lightning protection.

Is an LPS covered under your structural warranty?

If an incorrectly installed LPS directly leads to failure of the continuous membrane roofing system, a valid warranty claim could exist.
