Technical Manual
The updated 2012 LABC Warranty Technical Manual is provided to house builders and Developers to give information on how to build dwellings that meet the requirements of the warranty scheme. It gives technical guidance and best practice methods for construction. All dwellings must be built in accordance with the Technical Manual for a final certificate and warranty to be issued.
Any sites registered with LABC Warranty after 20th June 2012 will receive a free copy of this manual. Any sites registered before this date will continue to build under the standards of the LABC Warranty Technical Manual Version 4.
The LABC Warranty Site Audit Surveyor, when visiting the site or when completing a plan assessment, will endeavour to ensure that the Functional Requirements of the Manual are met and advise accordingly if there are shortfalls in the standards. Generally the Technical Manual requirements are similar to current British Standards and Building Regulations; it covers workmanship and design standards.
The Technical Manual features 13 comprehensive chapters that offer flexible solutions to meet our warranty requirements. New key chapters include the chapter on Foundations Near Trees. This chapter has been released in conjunction with our new online foundation depth calculator which enables the user to easily determine the exact foundation depth required.
